Two Kinds of Houston Roofs, Two Kinds of Trouble
Inner-loop bungalows and Beltway-era subdivisions fail in different ways. This is what we check for on each.
Older homes near the Loop
Bungalows and cottages from the 1920s to the 1950s often carry several layers of roofing history. Decking that has been nailed into three or four times, low-slope porch tie-ins, and old flashing details are where water finds its way in.
1970s to 1990s subdivisions
The tracts inside Beltway 8 are reaching the age where original or second-generation shingles turn brittle. Granule loss and cracked seal strips show up first on the south- and west-facing slopes.
Newer roofs and additions
A recent roof still takes hail bruising and wind creasing; the damage is simply harder to spot. Dated photos protect a roof that may otherwise still be within its manufacturer warranty.
Hurricane and tropical wind
Gulf systems reach the Texas coast often enough that wind uplift is a design consideration here, not a rare event. Shingles that are creased but still nailed down are the tell-tale sign.
Spring hail
Harris County sees hail most springs. Impact bruises expose the shingle mat and speed up sun damage long before anything drips inside.
Heat, humidity and attic moisture

Roof damage in Houston tends to follow the seasons. In between, the heat and humidity never really let up, and they age asphalt shingles year-round. None of that is a reason to panic. It is a reason to know what your roof looks like right now, in photos, before the next storm makes the decision for you.
